New-home sales rise to highest level in a year
According to MSNBC:
"Sales of new homes rose last month to the highest level in more than a year as strong activity in the U.S. South offset weakness in the rest of the country.
The Commerce Department said Wednesday that sales rose 6.2 percent to a seasonally adjusted annual rate of 430,000 from an upwardly revised 405,000 in September. Economists surveyed by Thomson Reuters had expected a pace of 410,000.
There were 239,000 new homes for sale at the end of October, the lowest inventory level in nearly four decades. At the current sales pace, that's a 6.7 months of supply, down from last winter's peak of more than a year."

Home construction at lowest point in 6 months!!!
"The slowdown in construction means that there are many fewer new homes for sale, about 251,000 in all." That's the smallest inventory since 1982, according to Larson.
"The new home market, which was dramatically oversupplied during the boom, is now dramatically undersupplied," he said.

Interest rates are low right now, but will likely rise next year, Ms. Warren says. Higher rates will affect your monthly mortgage payments, thus the affordability of the house you are buying.
"It's pretty universally accepted that rates will be higher next year," she says. "What is unknown is how fast and by how much."
Average rates on 30-year fixed-rate mortgages have been hovering around 5%. But when the Federal Reserve stops buying large amounts of mortgage-backed securities next year, interest rates could rise, Ms. Warren points out. The Fed plans to end its purchase program in March.

Interest Rates are historically low!
Interest rates have not been this low in decades. With rates today around 5.0%, it’s hard to believe that in 1983, the rate was as high as 19% for a 30-year fixed mortgage. The best part is that when rates decrease one percentage point, the price of the home is reduced by 10%. So with low rates, you get more home for your buck.

CBH applauds Congress on extending & expanding the homebuyer tax credit for home purchases through April 30, 2010. This new law extends the $8,000* first time homebuyer tax credit. Even bigger news is the expansion to include a $6,500* tax credit for existing homeowners. In addition income limits have been increased to $125,000 for single tax payers and $225,000 for married couples who file jointly.

Seriously? The Tax Credit Extension is sitting on Obama's Desk!
The House of Representatives has voted to pass legislation extending the home buyer tax credit until April 30, 2009. Last night the Senate voted 98-0 to pass the legislation. Next the bill will head to President Obama to be signed into law. While the bill extends the $8,000 tax credit for first time home buyers, it also makes available a tax credit to homeowners who have lived in their current residence for at least five years. The credit for these buyers will be capped at $6,500. Income levels will be extended from the current limits of $75,000 for a single purchaser and $150,000 for couples to $125,000 and $225,000 respectively.
