Best time to Buy! Read this awesome article!!

Mortgage Rates at New Lows, Thanks to Europe's Debt Crisis

Here's some good news for the struggling US housing market: Thanks to the European debt crisis, mortgage rates are at historic lows.

The current average rate for a 30 year fixed loan is 4.87 percent, according to Bankrate.com. That's the lowest rate for the 30 years since Bankrate started keeping track 25 years ago.
Even jumbo loan rates-loans for more than $417,000-have fallen. The 30-year fixed jumbo loan is at an average rate of 4.5 percent, down from nearly 6 percent at this time last year.

"It's the best time in our generation to buy," says Mark Zandi, chief economist at Moody's. "It may be the best time in any generation. Mortgage rates are so low and with homes prices down and lots of inventory, you couldn't pick a better time to buy or re-finance."

Europe's debt crisis is behind the drop. Nervous investors are flocking to the security of US Treasurys, which pushes down their yield and influences a host of consumer interest rates-including those on mortgages.
The decline is also good news for homeowners looking to refinance, particularly those who owe more on their mortgage than their house is worth.

"There's a tremendous window on re-financing," says Greg McBride, chief economist at Bankrate.com. "That's particularly true for people who can take advantage of the government's Home Affordability Refinance Program (HARP)-which allows home owners to refinance into low mortgage interest rates even if they're property value has gone down."
HARP, which was due to end at the end of this June, now runs through June of 2011.
"Think of the benefits if you buy or refinance now," says McBride. "Locking in now at the lower rates means more more bang for the buck and more breathing room for homeowners when it comes to payments."

But the decline in rates probably won't last long, analysts say. So homeowners need to move fast.
"I think they won't last much longer than a month or two at the best," says Lawrence Yun, chief economist at the National Association of Realtors. "I can see them going up to 5.5 percent by the end of June if not sooner."

The reasons? Yun says the worries over Europe will be fading soon and investors will be looking at other assets besides US Treasurys. And there's the US deficit, which will push up Treasury yields

Please join Meridian Mayor Tammy de Weerd and other city leaders for "Coffee with the Mayor" on Tuesday, May 25, from 8:00 - 9:30 am, at the University of Phoenix's new Meridian location (address to be posted soon).

This open-house style gathering provides people who live or work in Meridian a unique opportunity to meet and mingle with Meridian Mayor Tammy de Weerd and other City leaders in a casual, friendly environment. Attendees are welcome to ask questions, discuss neighborhood issues, and pick up information about upcoming community events.

Mayor De Weerd explains, “This is a great opportunity to discuss specific issues with
citizens, whether they are long-time residents or newcomers just learning their way
around town. This format helps people get their questions answered quickly and allows common interests to be discussed.” She adds, “It’s also an excellent way for us to gather candid feedback about how people feel things are going in our city; what amenities they particularly enjoy, areas they feel could use improvement, or what they’d like to see in the future.”


Coffee with the Mayor gatherings are generally held five times a year, in March, May, July, September, and November. They are free and open to everyone, and no reservations are necessary to attend. Why Realtors Fail at Social Media

As social media is exploding into the marketplace, there have been countless efforts of those in sales to bring themselves to the top of this forefront. However there have been successes and failures in these endeavors, and it turns out "The Top 5 Reasons Realtors Fail at Social Media" have themes that transcend into our daily lives' individual successes and failures.

1. You have no plan. Without a strategy and a schedule, it will take you twice as long!

2. You don't have great content. It doesn't matter how likable you are, offer people something "tangible" they WANT.

3. You put the wrong person in charge. Delegate some of the work, but remember the personal interaction that makes social media work.

4. You're not listening. It's not always about the pitch, but instead consistently engaging the relationship to find out what they are interested in.

5. You're just 'dabbling' with it. If you don't plan to invest in it, how can you expect a valuable return?

It's interesting how technology can change the marketplace, but basic rules for success go beyond time and technology :)

It’s been a long, slow drop in Ada County, but the volume of homes on the market is getting closer and closer to what is considered a healthy level.

After peaking at 15 months of supply in February 2009, the number of homes on the market has fallen to a level that would take about 5.1 months to clear out if no more homes were added, according to an analysis of Intermountain MLS numbers done by Jay Story of Story Commercial.

“As the supply reaches the healthy region, what will happen next? Builders will build homes, and to build homes they’ll need to buy lots to do it,” Story wrote in a market report. “Now may be a good time to start looking for residential building lots as some owners are getting very tired of holding them and can’t do it for another 12 months.”

The median sold price has also dropped in the same timeframe, falling from over $170,000 in February 2009 to $149,000 currently.
