Buyers shouldn't wait! The National Association of Realtors chief economist sees the median home price rising nationally 2% to 3% this year. The NAR's CEO feels sales will pick up in the fall and that the down-cycle has run its course. The chief economist at Moody's Economy.com also believes the housing crash is nearly over. Mortgage Rates at New Lows, Thanks to Europe's Debt Crisis
Here's some good news for the struggling US housing market: Thanks to the European debt crisis, mortgage rates are at historic lows.
The current average rate for a 30 year fixed loan is 4.87 percent, according to Bankrate.com. That's the lowest rate for the 30 years since Bankrate started keeping track 25 years ago.
Even jumbo loan rates-loans for more than $417,000-have fallen. The 30-year fixed jumbo loan is at an average rate of 4.5 percent, down from nearly 6 percent at this time last year.
"It's the best time in our generation to buy," says Mark Zandi, chief economist at Moody's. "It may be the best time in any generation. Mortgage rates are so low and with homes prices down and lots of inventory, you couldn't pick a better time to buy or re-finance."
Europe's debt crisis is behind the drop. Nervous investors are flocking to the security of US Treasurys, which pushes down their yield and influences a host of consumer interest rates-including those on mortgages.
The decline is also good news for homeowners looking to refinance, particularly those who owe more on their mortgage than their house is worth.
"There's a tremendous window on re-financing," says Greg McBride, chief economist at Bankrate.com. "That's particularly true for people who can take advantage of the government's Home Affordability Refinance Program (HARP)-which allows home owners to refinance into low mortgage interest rates even if they're property value has gone down."
HARP, which was due to end at the end of this June, now runs through June of 2011.
"Think of the benefits if you buy or refinance now," says McBride. "Locking in now at the lower rates means more more bang for the buck and more breathing room for homeowners when it comes to payments."
But the decline in rates probably won't last long, analysts say. So homeowners need to move fast.
"I think they won't last much longer than a month or two at the best," says Lawrence Yun, chief economist at the National Association of Realtors. "I can see them going up to 5.5 percent by the end of June if not sooner."

Please join Meridian Mayor Tammy de Weerd and other city leaders for "Coffee with the Mayor" on Tuesday, May 25, from 8:00 - 9:30 am, at the University of Phoenix's new Meridian location (address to be posted soon).
This open-house style gathering provides people who live or work in Meridian a unique opportunity to meet and mingle with Meridian Mayor Tammy de Weerd and other City leaders in a casual, friendly environment. Attendees are welcome to ask questions, discuss neighborhood issues, and pick up information about upcoming community events.
Mayor De Weerd explains, “This is a great opportunity to discuss specific issues with
citizens, whether they are long-time residents or newcomers just learning their way
around town. This open-house style gathering provides people who live or work in Meridian a unique opportunity to meet and mingle with Meridian Mayor Tammy de Weerd and other City leaders in a casual, friendly environment. Attendees are welcome to ask questions, discuss neighborhood issues, and pick up information about upcoming community events.
Mayor De Weerd explains, “This is a great opportunity to discuss specific issues with
citizens, whether they are long-time residents or newcomers just learning their way
around town. This format helps people get their questions answered quickly and allows common interests to be discussed.” She adds, “It’s also an excellent way for us to gather candid feedback about how people feel things are going in our city; what amenities they particularly enjoy, areas they feel could use improvement, or what they’d like to see in the future.”
Coffee with the Mayor gatherings are generally held five times a year, in March, May, July, September, and November. They are free and open to everyone, and no reservations are necessary to attend. Why Realtors Fail at Social Media
As social media is exploding into the marketplace, there have been countless efforts of those in sales to bring themselves to the top of this forefront. However there have been successes and failures in these endeavors, and it turns out "The Top 5 Reasons Realtors Fail at Social Media" have themes that transcend into our daily lives' individual successes and failures.
1. You have no plan. Without a strategy and a schedule, it will take you twice as long!
2. You don't have great content. It doesn't matter how likable you are, offer people something "tangible" they WANT.
3. You put the wrong person in charge. Delegate some of the work, but remember the personal interaction that makes social media work.
4. You're not listening. It's not always about the pitch, but instead consistently engaging the relationship to find out what they are interested in.
5. You're just 'dabbling' with it. If you don't plan to invest in it, how can you expect a valuable return?
It's interesting how technology can change the marketplace, but basic rules for success go beyond time and technology :)

It’s been a long, slow drop in Ada County, but the volume of homes on the market is getting closer and closer to what is considered a healthy level.
After peaking at 15 months of supply in February 2009, the number of homes on the market has fallen to a level that would take about 5.1 months to clear out if no more homes were added, according to an analysis of Intermountain MLS numbers done by Jay Story of Story Commercial.
“As the supply reaches the healthy region, what will happen next? Builders will build homes, and to build homes they’ll need to buy lots to do it,” Story wrote in a market report. “Now may be a good time to start looking for residential building lots as some owners are getting very tired of holding them and can’t do it for another 12 months.”
The median sold price has also dropped in the same timeframe, falling from over $170,000 in February 2009 to $149,000 currently.

1. Be sure to check for sprinkler heads watering the house and foundation walls. This is the most preventable cause for water intrusion from sprinklers.
2. Adjust sprinkler timer duration for individual stations (ex. your shaded side yard on the north side of the house may need far less water than your west facing back yard).
3. Set your watering times differently depending upon the heat of the season (ex. spring and fall the watering durations should be considerably less than in the heat of the summertime).
4. Periodically run the system manually and inspect each sprinkler head for proper coverage and damage. Adjust or replace individual heads as needed.
5. Be sure to clean the main filter back at the main shutoff if you have one. Also, consider replacing a 32 mesh filter to a 500 micron filter to keep particles out of the heads (this will require more frequest cleaning of the main filter but saves on individual sprinkler head problems).
6. Most importantly, never exceed the saturation point of the soil, especially near the house!

LAS VEGAS -- Americans want smaller houses and they are willing to strip some of yesterday's most popular rooms -- such as home theaters -- from them in order to accommodate changing lifestyles, consumer experts told audiences at the International Builders Show here this week.
Buyers today want cost-effective architecture, plans that focus on spaces and not rooms and homes that are designed 'green' from the outset," she said. The key for home builders is "finding the balance between what buyers want and the price point."
For many buyers, their next house will be smaller than their current one, said Carol Lavender, president of the Lavender Design Group in San Antonio, Texas. Large kitchens that are open to the main family living area, old-fashioned bathrooms with clawfoot tubs and small spaces such as wine grottos are design features that will resonate today, she said.
"What we're hearing is 'harvest' as a home theme -- the feeling of Thanksgiving. It's all about family togetherness -- casual living, entertaining and flexible spaces," Lavender said.
Paul Cardis, CEO of AVID Ratings Co., which conducts an annual survey of home-buyer preferences, said there are 10 "must" features in new homes.
1. Large Kitchens, With an Island
"If you're going to spend design dollars, spend them where people want them -- spend them in the kitchen," McCune said. Granite countertops are a must for move-up buyers and buyers of custom homes, but for others "they are on the bubble," Cardis said.
2. Energy-Efficient Appliances, High-Efficiency Insulation and High Window Efficiency
Among the "green" features touted in homes, these are the ones buyers value most, he said. While large windows had been a major draw, energy concerns are giving customers pause on those, he said. The use of recycled or synthetic materials is only borderline desirable.
3. Home Office/Study
People would much rather have this space rather than, say, a formal dining room. "People are feeling like they can dine out again and so the dining room has become tradable," Cardis said. And the home theater may also be headed for the scrap heap, a casualty of the "shift from boom to correction," Cardis said.
4. Main-Floor Master Suite
This is a must feature for empty-nesters and certain other buyers, and appears to be getting more popular in general, he said. That could help explain why demand for upstairs laundries is declining after several years of popularity gains.
5. Outdoor Living Room
The popularity of outdoor spaces continues to grow, even in Canada, Cardis said. And the idea of an outdoor room is even more popular than an outdoor cooking area, meaning people are willing to spend more time outside.

This can’t be a good thing.
Every time I get up from my desk to get something I print off, I come back not only with a few sheets of paper, but a few miniature Krackels and Mr. Goodbars, too.
They’re delicious, but the holidays are over. I need to get back to the swing of things and start eating right again. I’ve had my months of gluttony—now it’s time to focus, to get back to the basics.
Likewise, the housing market needs to do the same thing. It had its years of gluttony, of record-breaking ROI, but the housing bubble–just like Christmas–is over. It’s 2010, not only a new year, but a new decade. Let’s get back to basics, starting with rule #1: a house should be a home first–not an investment.
Down the Drain?
Over the last few days, I’ve read many posts about people who purchased a home or a condo only to have lost a third or more of their equity. Obviously, losing equity in a home can be a hard pill to swallow, but unless you’re selling it tomorrow, you really haven’t “lost” anything.
Now, this is not in reference to the families who’ve lost their home, either through foreclosure due to job-loss or illness, but rather, folks who “lost” some imaginary notion of wealth based on the market value of their home.
After all, they still have a roof over their head, right? And if they’re lucky, their mortgage payment hasn’t changed.
The miniature Hershey bars are delicious. But if you told me that the “value” of Hershey miniatures went up to $400 an ounce, would they taste any better? Probably not. Likewise, if your house’s value goes up, it may make you feel better, but the house itself hasn’t changed.
More Than a Piggy Bank
Let’s get one thing straight: I don’t own my house. The bank owns my house; I’m just paying them off over the course of 30 years. I’m renting to own.
In the meantime, however, I have free reign to paint the hallway with orange stripes or add a deck made of cereal boxes in the back if I so choose. I can decorate it as I please and make the house reflect who I am. I don’t have to worry about noisy neighbors, jerky landlords, or weird smells emanating from someone else’s kitchen. If I have kids some day, I can raise them in the house. It’s my responsibility to keep it nice and not fall apart. It’s a lot of work, but anything worth having usually is.
My house is a place for me to live in, not a piggy bank. I don’t view my house as a source of income when I retire–that’s what my 401(k) and IRAs are for. My house is simply my haven from the world–a space that I can make my own and come “home” to.
The more we attach our worth and value as people to the things we own, the more stressed out we’ll be, and there’s already enough stress in being a home “ower”.
So, enjoy your house and make it a home. If it happens to go up in value, good for you; but if it happens to go down, don’t sweat it. After all, you have a roof over your head. A house should be about making a home, not about increasing your net worth. When it all comes down to it, a house is just a building. A home is something different entirely.
So, no more miniature candies for me. And no more stressing out whether or not my house is “worth” it. Because it’s worth it to me and, even if the world says it only has a value of $5.34, I can still walk into the front door and shut them out, in peace. Because I bought my house to live in, not as a barometer for success. The Joneses are more than welcome to pass me by if they like.
And hey, if it is only worth $5.34, think about how much money I’ll save in property taxes!

Every time I get up from my desk to get something I print off, I come back not only with a few sheets of paper, but a few miniature Krackels and Mr. Goodbars, too.
They’re delicious, but the holidays are over. I need to get back to the swing of things and start eating right again. I’ve had my months of gluttony—now it’s time to focus, to get back to the basics.
Likewise, the housing market needs to do the same thing. It had its years of gluttony, of record-breaking ROI, but the housing bubble–just like Christmas–is over. It’s 2010, not only a new year, but a new decade. Let’s get back to basics, starting with rule #1: a house should be a home first–not an investment.
Down the Drain?
Over the last few days, I’ve read many posts about people who purchased a home or a condo only to have lost a third or more of their equity. Obviously, losing equity in a home can be a hard pill to swallow, but unless you’re selling it tomorrow, you really haven’t “lost” anything.
Now, this is not in reference to the families who’ve lost their home, either through foreclosure due to job-loss or illness, but rather, folks who “lost” some imaginary notion of wealth based on the market value of their home.
After all, they still have a roof over their head, right? And if they’re lucky, their mortgage payment hasn’t changed.
The miniature Hershey bars are delicious. But if you told me that the “value” of Hershey miniatures went up to $400 an ounce, would they taste any better? Probably not. Likewise, if your house’s value goes up, it may make you feel better, but the house itself hasn’t changed.
More Than a Piggy Bank
Let’s get one thing straight: I don’t own my house. The bank owns my house; I’m just paying them off over the course of 30 years. I’m renting to own.
In the meantime, however, I have free reign to paint the hallway with orange stripes or add a deck made of cereal boxes in the back if I so choose. I can decorate it as I please and make the house reflect who I am. I don’t have to worry about noisy neighbors, jerky landlords, or weird smells emanating from someone else’s kitchen. If I have kids some day, I can raise them in the house. It’s my responsibility to keep it nice and not fall apart. It’s a lot of work, but anything worth having usually is.
My house is a place for me to live in, not a piggy bank. I don’t view my house as a source of income when I retire–that’s what my 401(k) and IRAs are for. My house is simply my haven from the world–a space that I can make my own and come “home” to.
The more we attach our worth and value as people to the things we own, the more stressed out we’ll be, and there’s already enough stress in being a home “ower”.
So, enjoy your house and make it a home. If it happens to go up in value, good for you; but if it happens to go down, don’t sweat it. After all, you have a roof over your head. A house should be about making a home, not about increasing your net worth. When it all comes down to it, a house is just a building. A home is something different entirely.
So, no more miniature candies for me. And no more stressing out whether or not my house is “worth” it. Because it’s worth it to me and, even if the world says it only has a value of $5.34, I can still walk into the front door and shut them out, in peace. Because I bought my house to live in, not as a barometer for success. The Joneses are more than welcome to pass me by if they like.
And hey, if it is only worth $5.34, think about how much money I’ll save in property taxes!

Excellent article in The Wall Street Journal on how home buyers and builders are making the move to smaller homes. Affordability and energy saving features are a huge focus theses days.

The last time the average completed-home size fell by a statistically significant amount was 1982."

Banana Bread Recipe
Ingredients
2 cups all-purpose flour
1 teaspoon baking soda
1/4 teaspoon salt
1/2 cup butter
3/4 cup brown sugar
2 eggs, beaten
2 1/3 cups mashed overripe bananas
Directions
1.Preheat oven to 350 degrees F (175 degrees C). Lightly grease a 9x5 inch loaf pan.
2.In a large bowl, combine flour, baking soda and salt. In a separate bowl, cream together butter and brown sugar. Stir in eggs and mashed bananas until well blended. Stir banana mixture into flour mixture; stir just to moisten. Pour batter into prepared loaf pan.
3.Bake in preheated oven for 60 to 65 minutes, until a toothpick inserted into center of the loaf comes out clean. Let bread cool in pan for 10 minutes, then turn out onto a wire rack.
